D1 Land Services
FAQ

Before you call.

General & by service
Where does D1 work?

Milford and roughly a 30-minute radius — Highland, White Lake, Commerce, Hartland, Wixom, South Lyon, Brighton, Howell and nearby. If you're farther out, ask; we'll tell you honestly.

Is the estimate really free?

Yes. We come out, look at the property, talk through options, and give you a written number. No fee, no obligation.

How soon can you start?

Depends on season and the job. We'll give you a real date at the estimate, not a "couple of weeks."

Can you do the tear-down and the site prep and the build?

Usually, yes — that's the point. One crew, one point of contact, from clearing to finished project.

Do you do lawn mowing?

Seasonal lawn service is available for existing customers. It isn't our main line of work.

Grading: How much does grading cost?

It depends on the area, how much material has to move, and access. We give you a written number after walking the property — no charge for the visit.

Grading: Will you tear up my lawn?

Some, where the equipment travels. We tell you where before we start and clean up after.

Grading: Can you fix standing water?

If it's a grade problem, yes. If it needs drain tile or a French drain, we do that too — and we'll tell you which it is at the estimate instead of selling you grading that won't fix it.

Grading: Do you do the gravel too?

Yes. Regrade and top-up are usually one visit.

Land clearing: Do you remove stumps?

Small stumps come out with the clearing. Large stumps are quoted separately depending on size and count.

Land clearing: What happens to the debris?

Depends on the property and local rules: pile-and-burn where allowed, chip, or haul. We'll say which at the estimate and price it in.

Land clearing: Do I need a permit?

Usually not for brush clearing on your own land, but wetlands and some townships have rules. We'll flag it if your property looks like it might.

Site preparation: How big can the pad be?

Residential pole barn and garage pads are our normal work. Give us dimensions and we'll tell you honestly if it's a good fit.

Site preparation: Do you work with builders?

Yes. Send the pad spec and we'll build to it. Builders like that we show up when scheduled.

Site preparation: Can you also clear the site first?

Yes — clearing, pad, and drive prep are usually one scope and one schedule.

Gravel driveways: Gravel or millings?

Millings pack into a firmer surface and shed water; gravel is easier to top up and looks more rural. We'll talk through both at the estimate.

Gravel driveways: How often does a gravel drive need a top-up?

Depends on traffic and drainage. A well-crowned drive on a good base can go years; a flat one on clay needs it every spring.

Gravel driveways: Can you fix just the bad spots?

Yes. Pothole and low-spot repair on the base is a normal visit.

Fencing: Do I need a permit?

Some townships require one, some don't. We'll tell you what applies to your address at the estimate.

Fencing: How long does a fence take?

Most residential fences are a few days once posts are set. We'll give you a real start date.

Fencing: Can you clear the line first?

Yes. That's usually why people call us instead of a fence-only company.

Patios: Pavers or stone?

Pavers are consistent and easier to repair; natural stone looks the part on a rural property. Both go on the same base.

Patios: How long does a patio take?

Most residential patios are under a week of on-site work. Base and cure time can add days; we'll tell you up front.

Patios: Can you add a firepit?

Yes — patio and firepit together is common.

Firepits: Do I need a permit or setback?

Many townships have rules on distance from structures and lot lines. We'll check what applies to your address.

Firepits: Can it go on the existing patio?

Usually. If the base under that spot is weak, we'll say so and fix it first.

Demolition: Do I need a demolition permit?

Often, for structures. We'll tell you if your township requires one and what's involved.

Demolition: Do you disconnect utilities?

Utilities to a structure must be disconnected by the utility or a licensed trade first. We'll walk you through it.

Demolition: What about the concrete?

Broken out and hauled. Where it makes sense we can crush and reuse for base — ask.

Lawn service: Do you take new lawn-only customers?

Sometimes, if the route allows. Existing customers come first.

Landscaping: Do you take landscaping-only jobs?

Sometimes, if the schedule allows. Site work comes first, and we'll tell you straight if we can't fit it.

Landscaping: Can you do this while you're already here for other work?

That's usually the best way to do it. One mobilization, one crew, and the beds get done while the machines are on site.

Snow removal: Do you plow gravel driveways?

Yes, and we set the blade up for it. If we built the drive, we already know where the edges are.

Snow removal: When do you come out?

Route order depends on the storm. We'll tell you honestly where you sit on the route before you sign up — not after.

Snow removal: Per-push or seasonal?

Both, depending on the property. We'll lay out the numbers side by side at the estimate.
